Located along the busy Sydney Road strip in Melbourne's northern suburbs, the project involves a substantially residential mixed use development, with associated car parking and retail/commercial frontages at ground level. The design solution was largely driven by the planning and setback requirements of the site, locating any taller buildings closer to the Sydney Road frontage and away from the low scale residential uses to the rear. The design was also driven by ensuring that all frontages were treated as active which allowed the car parking to be fully enclosed, with access obtained from a newly created northern private road. The new "street" would also insure that any future development to the north would equally benefit from the access. The site is approximately 6600m2 and was a remnant series of industrial warehouses, all mostly demolished. Carparking was split into "commercial" and "residential" zones with a total of 300 car spaces. Retail spaces front Sydney Road with approximately 1500m2 of area and 600m2 commercial office spaces on the first floor. Two residential buildings sit above the commercial spaces separated by a north facing courtyard and contain 285 apartments. Apartments also face the rear roadway as a three storey frontage reducing the scale of the interface to the existing residential uses adjoining.
