The 3200m2 site sits within the outer suburbs, in an area undergoing significant change. The context is a low scale residential area surrounded by larger commercial and university buildings. The project consists of 45 residential apartments over a basement containing 46 car spaces. The site falls significantly to the east, requiring a design solution to allow a layered transition across the site from a four story maximum height to a two story abuttal of existing single houses. The apartments range from small single bedroom to larger two bedroom apartments offering a variety of types and sizes.
