The brief for the development of the Howard Street Offices in Richmond was to design a commercially viable office building and also the new home of JAM Architects. The project sits on a small site of 320m2, creating a five level office building of approximately 1200m2. The key planning considerations were the interface between the commercial strip of Church Street to the west and the low scale residential housing to the east and also to ensure adequate car parking on a small site. The commercial office space also required approximately 25 cars spaces, which would be difficult to achieve as a basement. The solution was based around a car stacking solution which combined with a basement pit allows 23 car spaces in an area that would normally accommodate 8 cars. The buildings façade is designed a a wrapped glass façade which has been "shaped" to extend through to the smaller scale residential buildings to the east.
