The project is located in the inner suburb Kew to the east of Melbourne city. The site is approximately 6000m2 and has a frontage to Cotham Road of 75m and depth of 80m. The design proposal arranges the site in two halves and constructed as two stages with a commercial office building fronting Cotham Road and a further setback building, which is to be 120 Room Hotel.

The Office Building has approximately 6000m2 of Office space over four levels with 2 levels of basement car parking providing 260 car spaces. The building is an energy efficient, flexible modern office design with a significant presence to Cotham Road. The building is positioned on a site with views from the upper floor levels. The office is designed with large open floor plates with amenities and circulation located centrally to maximise flexibility.
