The project is located in the western inner suburb of Footscray on Ballarat Road. The site was an existing service station located on the edge of the newels paddock wetland reserve. The site is 3861m2 and sits as a marker when crossing the Maribyrnong river towards Footscray. There are significant views from all directions of the site. In particular to the north is the Flemmington Racecourse and to the east the city skyline and south port Philip bay.
The project has 120 apartments of vary sizes and arrangements over 7 floors. The design seeks to enclose the car parking (120 car spaces) with a three storey podium which fronts both the two street frontages and also the two frontage to the wetlands to the rear. The project then extends over the podium with two linear apartment buildings separated by a central terraced courtyard for communal use. The exterior is articulated with a series angled cantilevered balconies treated with coloured semi transparent glass creating a twisted arrangement of linear horizontal forms.
